I want to counter an offer, how do I do that?

You should have a counter offer form that was supplied with your initial package from Ulistit.com. This form is a one page document and fairly easy to fill out.

Section 1 - Terms.
This should be where you spell out your request with respect to the offer. Examples of proper wording may be a varient of the following;

#1 - Price to be $400,000
#2 - Storage shed not included
#3 - Escrow to be 30 days
#4 - Seller will repair garage door, but not kitchen floor

You get the idea. Basically, you are responding to the terms of the original offer and "countering" the points you don't like. If there are details of the original offer you accept, do not list those, just items you want to change.

Section #2 - Right to accept other offers
This section simply states that you have the option to continue to look at other buyers until this counter offer is accepted by both parties.

Section #3 - Expiration
This section is where you can specify how long your counter offer is good for. Generally the period is three days, if that is acceptable, leave this area blank. If you want a different period, enter what you would like.

Section #4 - Multiple counter offer
Check this box if you are writing counter offers to different prospective buyers or have an active counter offer out with a buyer.

Section #5
Check the seller box

Section #6
This is where the buyer signs if they accept the counter offer.

Section #7
Seller signs here if this if this is a multiple counter offer situation and you accept this buyers offer.

Section #8
Initial here to accept the counter offer after buyer and seller have agreed to the terms within it.
