Home inspections have become more common in recent years and are generally performed by a licensed home inspector. In most cases, the buyer will pay for this service and you will receive a copy of the report.

The inspector will check the condition of appliances, heating and cooling units, electrical plugs, roof condition, etc. and generate a report with any deficiencies or areas of concern.

Who pays for repairs?

If there are repairs that need done, the buyer may request that you fix the problems at your expense. This is completely negotiable and you may elect to fix some items and not fix others or not fix anything at all.
